How They Did It: Golf Loft

This unique building was transformed from a tribunal court into a top-floor penthouse with a private golf course on the roof. Belgium-based CEDIA member Woelf was contracted to install a system that the client, a real estate agent, could showcase to his partners, colleagues, and friends.

Woelf was responsible for integrating the lighting, keypads, multi-room AV, heating, security, intercom, and shade control. The end result is a property which is 100% fully integrated.

Woelf's work earned the Best Integrated Home £100,000 – £250,000 (€140,000 – €350,000) in the 2015 CEDIA EMEA Awards


After purchasing the building in 2012, the client reserved the top floor for his private 900-square-meter (9687-sqare-foot) penthouse. He decided to go for a fully automated home.

The key criteria communicated to Woelf were:
  1. Ease of use
  2. Compatibility with the building's architecture and design
  3. Future-proof
  4. Kickass sound system in the two main zones

Woelf took care of the entire technological integration, including: 

  • Smart lighting
  • Programming of the keypads
  • Multi-room audio/video
  • High-end audio rooms
  • Automation of heating
  • Pool and wellness control
  • Security integration
  • Intercom integration
  • Window integration
  • Shade integration


Together with the homeowner, Woelf chose Control4 as the automation system for its ability to integrate with features such as the KNX lighting, SIP intercom, and Sonos multi-room audio.

With a lot of glass windows and marble floors, the amount of acoustical reflection in the penthouse was higher than in average installations. Because of this, Woelf selected line source speakers from Wisdom Audio for the bar area. By using the SC1 equalizer, they were able to achieve great performance. 

As the entire building runs on the popular KNX standard, it was important to integrate this into the home. With the flexibility of the DALI protocol and the combination of Basalte Keypads, the home's lighting will keep working even if automation were to fail. Some of the functions are directly implemented in KNX, while other advanced functions are available and adjustable in Control4.

The Basalte keypads control the floor heating. The visualization of the temperature is done within Control4. In case automation were to fail, a centralized KNX thermostat provides a backup.

The entire office building works with an SIP communication system. Woelf integrated the system into the automation system in order for the client to use his multi-room speaker as a doorbell, so he is able to contact the concierge at the ground level or open the garage doors and access doors.

Multi-room audio is powered by Sonos.

The project has six video zones, for which Woelf used a Control4 8x8 HDMI matrix with analog output. This allowed Woelf to connect the two high-end audio zones using HDMI in combination with a receiver and the other video zones with analog audio out connected directly to the Sonos system.

The kitchen had several features that needed to be integrated. The home had very high ceilings, and since the hood of the kitchen was located at a height over 3 meters, it needed to be controlled by the automation system.

Woelf also installed a movable glass wall to cover countertop appliances. A TV lift system was installed with a connected a glass plate.

As the owner of the building, the homeowner has a personal elevator to his floor. Woelf automated the elevator so that when the client leaves his loft, a light sensor is triggered, which causes the elevator to come to the top floor and to automatically open – all without the need to enter the security code.

The project features six drapes, 18 blinds, and three windows controlled by Basalte. The automation consists of closing the windows when there is a fire alarm and opening the drapes when the wake-up alarm goes off in the master bedroom.

Because the home is part of a larger building, some of the systems were shared with other areas, including: 

  • SIP-based intercom
  • Centralized KNX system
  • Smoke and fire detection

Careful attention was also paid to aesthetic finish, from custom-made speaker cabinets with custom subwoofer grilles to mounting large TVs in tight spaces while hiding cables.
